Home Inspections have become a very important phase of today's home purchase process and potentially one of the most important. Knowledge is power and gaining as much knowledge before such a large investment is critical. At this point you have made an offer, probably the largest investments of your life.
Buying a home for your family or for investment is a purchase you need to feel confident in. Knowing about the current conditions and potential costs to maintain your investment can be an important tool in your decision to pursue this purchase. Everyone has heard stories of home purchases that have resulted in some very expensive repairs that occur not long after purchase, for example:
- The water heater that has "little" drip.
- The Front door that doesn't close easily
- Where does the exhaust fan in the bathroom vent to?
- What about the water stains in the bedroom closet.
All of the above seem like small problems, but could potentially cost the new home buyer thousands of dollars. This is where a qualified inspector can detect subtle warning signs like those above that may lead to potential hazards or Hazards. The Home Inspection does not provide a guaranty or warranty, but the careful step by step inspection by a qualified engineer is the best protection an investor can have. During the inspection it is encouraged that the client to follow along during the inspection, the inspector will be able to discuss maintenance needs, how the home systems operate, where the emergency shut- offs are located and how to use them. After the inspection the client should leave with a good understanding of:
- The condition of the home.
- A basic understanding of the Mechanical systems (Electrical, HVAC, Heating, etc.)
- Potential Safety or Environmental hazards.
The Report, available at the completion of the inspection, will reaffirm the conditions of the house. It often becomes a negotiation tool if any unforeseen conditions that may have arisen as a result of the inspection. |
