Written Reports

All our inspections utilize the best available reporting system, which provides our client with an incredibly useful tool in understanding and maintaining their home. The report  is completed on site and provided to the client immediately after the inspection.  Other tests that require a lab report are mailed separately soon after. 

Structural Assessment

All Structural systems that are visible and accessible are examined during an inspection.  During the inspection the inspector can determine if there is an on-going problem that needs further evaluation and/or remediation.

Roof Inspection

Is the roof is accessible and can reached we will walk it.  The roof is often examined in the attic through the eaves within.  Field glasses are usually used from the ground to look up under the cantilevered sections of roof.  We carry ladders to 20'.

Furnace/ Boiler Inspection 

Inspectors check the unit for safety, equipment operation and maintenance needs.  Inspectors will gladly show how the system works, what to watch out for and how shut the unit down should trouble arise.  Carbon Monoxide testing is available using state of the art equipment.

Air Conditioner testing

Weather permitting, central and window /wall units will be run to determine if they are serviceable or need service.  In cooler weather AC systems are prone to compressor damage if used.  In this case refer to the current owner for representation of the condition of the equipment.

Termite Certification

Noel Imossi is a New York State Licensed wood destroying insect inspector.  Termite inspections are included in a typical home inspection.  A "NPMA-33" form is provided with the report. 

Asbestos Testing

If desired, we can take samples of the potentially hazardous material  and have the samples tested at an approved environmental testing  lab.

Lead Testing

We will perform lead paint surveys, where we take eight to ten representative samples from widow and trim throughout the dwelling and test them for lead.  This survey is a cost effective measure that can give a good representation of the current lead conditions.  Further X-ray florescence tests can be arranged if requested

Radon Gas & Water testing

We can provide "continuous read" radon monitors that take multiple readings per hour during a forty-eight hour test. The equipment measures radon levels, moisture, barometric pressure and temperature.  The machine also monitors if the machine is moved or tampered with.  The equipment takes away the risk associated with other testing methods that can be altered.

The testing of water can determine if, although naturally occurring, is trapped in your well and exiting through your plumbing fixtures.

City & Well water testing

Since water safety is so important, we offer testing of water for: potability, minerals, lead,  radon and dangerous organic compounds. If all the water tests are performed by us we will re-testing services if a well fails, and we will come back to re-test  for you after the chlorination has been performed. Also offered are  flow and volume well testing. 

Pool & Spa Assessments

These additional home features: Pools, Spas, Saunas, Steam rooms, while outside the scope of a home inspection can be inspected for added fee.

Permit Search

We can research the Building Departments files that may include the issuance of building permits for new construction, additions, renovations and modifications, inspections during construction, electrical inspections and the issuance of certificates of occupancy or completion.  An updated survey to show encroachments and boundary line disputes.  Additionally, it is recommended to have the boundaries marked to locate them for possible future reference (fences, new construction, boundary disputes, etc.).
